RBI Repo Rate Hike to 5.50% (October 2026): What It Means for Bengaluru Homebuyers

On 7 October 2026, the Reserve Bank of India raised the repo rate by 25 basis points, from 5.25% to 5.50%. It is the RBI's first rate hike since February 2023.

Many homebuyers in Bengaluru want to know whether they should hold off on buying.

Our short answer is that for most buyers, the hike changes your EMI by less than you probably expect, while Bengaluru's housing market is still moving faster than interest rates. The numbers below explain why.

What the RBI Changed on 7 October 2026

  • Repo rate: up from 5.25% to 5.50%, a 0.25% increase
  • Policy stance: changed from "neutral" to "calibrated tightening"
  • What the stance means: rate cuts are unlikely in the near term, and any further moves are more likely to be hikes or pauses
  • Why the RBI acted: CPI inflation reached about 4.8% in August 2026, above the RBI's 4% target, with additional pressure from crude oil prices and the rupee
  • Growth outlook: the RBI raised its FY27 GDP growth forecast to 7.1%, so this hike is meant to control inflation and does not signal a weak economy
  • Next MPC meeting: 2 to 4 December 2026

How Much Will Your Home Loan EMI Go Up?

If your loan is a repo-linked floating-rate loan, your bank will usually pass on the full 0.25%. The table below shows the effect on a 20-year loan when the rate moves from 8.00% to 8.25%:

Loan amount Extra EMI per month Extra interest over 20 years
₹50 Lakh +₹780 ~₹1.9 Lakh
₹1 Crore +₹1,560 ~₹3.7 Lakh
₹1.5 Crore +₹2,340 ~₹5.6 Lakh

These figures are illustrative. Your actual EMI depends on your lender, your loan spread and your remaining tenure. Many banks keep the EMI the same and extend the tenure instead.

The loan type you have affects how quickly this reaches you:

  • EBLR (repo-linked) loans usually reset within one quarter, so the change will show up soon.
  • Older MCLR-linked loans reset more slowly, often once a year.
  • Fixed-rate loans do not change automatically.

Bengaluru Buyers Have Not Waited

Bengaluru's housing market has stayed strong even as rates move up:

  • 16,670 homes sold in Q3 2026 (July to September), up 12% year on year
  • Bengaluru remains India's second-largest housing market, after MMR
  • 17,720 new units launched in Q3, up 17%
  • Average home prices are up about 8% year on year

Does Waiting for Lower Rates Make Sense? Compare the Costs

Take a ₹1 crore home as an example:

  • Extra interest from this rate hike over 20 years: about ₹3.7 lakh
  • Cost if prices rise another 8% while you wait: about ₹8 lakh

In Bengaluru right now, price growth costs a waiting buyer more than the rate hike does. Waiting also no longer comes with the expectation of rate cuts, because the RBI's new stance makes near-term cuts unlikely.

4 Smart Moves for Homebuyers Right Now

1. Check your loan benchmark

Repo-linked (EBLR) loans pass on rate changes faster than older MCLR loans, in both directions. If you have an older MCLR loan, ask your bank whether switching to EBLR would cost less overall.

2. Use the extra supply to negotiate

New launches are up 17%, so developers are competing for buyers. That gives you more room to negotiate on price, payment plans, floor rise charges and launch offers.

3. Compare ready-to-move and under-construction homes

With an under-construction home, you may pay pre-EMI interest while also paying rent. For some buyers, a ready-to-move home costs less in total even if its sticker price is higher.

Do the calculation for your own situation.

4. Get your loan sanctioned early

Further hikes are possible if inflation stays high, so get your eligibility checked and your loan sanctioned now. That way you are ready to act when you find the right home.

Where This Matters Most: East Bengaluru

The IT corridor in East Bengaluru, covering Whitefield, Sarjapur Road, Varthur and Gunjur, still has steady end-user demand from IT professionals and NRIs. Many new launches here come with flexible payment plans that can partly cover the cost of higher rates.

Frequently Asked Questions

What is the RBI repo rate in October 2026?

The repo rate is 5.50%. The RBI raised it by 25 basis points from 5.25% on 7 October 2026.

Will my home loan EMI increase after the October 2026 repo rate hike?

If you have a repo-linked (EBLR) floating-rate loan, it will most likely increase within about a quarter. On a ₹50 lakh, 20-year loan, the increase is roughly ₹780 a month. Fixed-rate loans are not affected.

Should I delay buying a house in Bangalore because of the rate hike?

For most end-users, delaying does not help. Bengaluru prices rose about 8% year on year, which is more than the cost of a 0.25% rate increase. The RBI has also indicated that near-term rate cuts are unlikely.

When is the next RBI policy meeting?

The next MPC meeting is scheduled for 2 to 4 December 2026.
